After 55 years as a public housing development, the buildings were in need of major repair, with obsolete energy systems and an infrastructure that had deteriorated to the point that the health and safety of residents were in jeopardy. The Boston Housing Authority chose Trinity Financial as developer. The 266 affordable units in the complex are now a shining example of new, energy-efficient urban housing, with a mix of townhouses and mid-rise buildings offering different amenities and lifestyle choices for the residents.

Perhaps the best thing of all is the Franklin Hill Boys & Girls Club, the first ever established at a public housing development. It welcomes children ages 6-12 on weekdays after school until 6 p.m., for programs in six core areas: arts, education, leadership, life skills, fitness and recreation, and technology. The facility includes an art room, education center, games room, technology center, kids caf and outdoor play area. All are handicapped accessible. Teens are referred to the Teen Center at the Blue Hill Club across the street.

Pets are not allowed.

Qualifications: Do you qualify to live here?
To qualify for low income housing in Massachusetts, you must meet the following income requirements:

Your household income must be below 80% of the area median income (AMI). The AMI is updated annually by the Department of Housing and Urban Development (HUD) and varies by county.

You must have a valid Social Security number or Individual Taxpayer Identification Number (ITIN).

You must be a U.S. citizen or a legal immigrant.

In addition to the income requirements, you may also need to meet other eligibility requirements, such as:

- You must not have been evicted from any public housing or Section 8 housing in the past three years.
- You must not have any outstanding felony convictions for drug-related offenses.
- You must not be a registered sex offender.
