    This is a review of overall housing company practices and courtyards @ ridgecrest in nampa, id. This is one of those places we had high hopes for and for the first few months it was fantastic. When management began to change we saw a change in motion, it almost seemed good at first. We were getting automatic rent receipts which was a first. Then they stopped... And then followed by "you need to request then. " this was when i knew it was going downhill. I've had three bad spills with this place, and i cannot recommend it to anyone thus the 1 star. We paid rent on september 5th, which it's due on the 1st but isn't late til the 6th and i had dropped it in the box at about 12pm september 5th. We were charged for a late fee, but supposedly a 5$ late fee everyday that's not paid after. And since the late fee wasn't paid they were supposed to charge the 5$ but didn't... Even though we weren't late at all. Confusing huh? It was inconsistent and they blamed it on their new system. I said okay, sure i get it, but it's not our fault. The regional manager waived the september late fee, even though it shouldn't be there anyways. Then we fast forward to a few days ago, we received a notice, on november 9th our rent was supposed to be increased to 980$ for the last 3 months, and a notice was sent out in june. They can't prove we received it, they didn't bother calling us, said they posted it on our door (surprise, they didn't). And they weren't the staff working at the time to only further help their case. The problem with this part, is that it was less than 30 day notice which in our lease is required (because lease trumps state law right? ) and they're saying they did notify us months ago. But if they're so sure they notified us, why aren't there any consequences for the last 3 months? Why are we just now hearing about this? This is poor management at it's finest. Now we fast forward to today, we decided the rent going up by 300$ wasn't acceptable for us, and we could just buy a house with house payments less than our rent, with the same rooms & bathrooms and... It's our own home. The problem here is that, we are giving our 30 day notice, but they're requiring us to pay for the entire month of december, and "promise" they'll pro rate us the days we aren't there. I don't have trust in them, they burnt that. Tl;dr - housing company (or just courtyards @ ridgecrest) is poor management. They are constantly changing their management in the apartments (3 sets of 2 in the last 15 months), they are vague in their leases meaning they can walk over you. You just sit there and take it. Their maintenance guy is passive aggressive as heck too...
