Manistee Manor - Affordable Senior Housing is a HUD Apartment. HUD residents usually pay 30% of their gross income for rent. The rent amount, less approved HUD deductions such as medical and child care expenses, and other allowances, includes a utility allowance. HUD Residents also may choose to pay what is known as flat rent. The HACC works with applicants to determine which rent arrangement is best for them.

We are now accepting applications for our waiting list!  Amentities include:
    One bedroom, one bath apartments - 545 square feet.
    Free Utilities (water, eletric and gas).
    Free wireless Internet connection in your apartment and common areas.
    Full size stove and fridge.
    Air conditioning and heating - you control the temperature in your apartment.
    Shower (no tub) and grab bars in bathrooms.
    Ceiling fans in your bedroom and living room.
    Emergency pull cord stations in the bedroom and bathroom.
    All apartments have a patio/balcony.
    Laundry room located on 2nd floor (75 to wash and 50 to dry).
    Computer room located on 3rd floor.
    Smoke-free community (smoking prohibited in your apartment, the building or on the grounds).
Eligibility Criteria:  Must meet HUD's annual income limits and at least one (1) household member must be 62 or older.
Rent is based on 30% of the household's adjusted gross income.

Tips Before Applying for Low Income Housing
  • 1. Research all of the different low-income housing programs available in your area. There are a variety of federal, state, and local programs that offer low-income housing assistance. Each program has its own eligibility requirements and application process, so it is important to do your research to find the program that is right for you.
  • 2. Get all of your documentation in order: When you apply for low income housing, you will need to provide documentation of your income, assets, and household composition. This documentation may include tax returns, pay stubs, bank statements, and birth certificates.
  • 3. Be careful and accurate on all information provided: Any false or misleading information on your application will most likely result in your disqualification.
  • 4. Waiting Lists: The waiting lists for most, if not all low-income housing programs is long. Do not limit yourself to only apply to one apartment location.

Qualifications: Do you qualify to live here?
To qualify for low income housing in Arizona, you must meet the following income requirements:

Your household income must be below 80% of the area median income (AMI). The AMI is updated annually by the Department of Housing and Urban Development (HUD) and varies by county.

You must have a valid Social Security number or Individual Taxpayer Identification Number (ITIN).

You must be a U.S. citizen or a legal immigrant.

In addition to the income requirements, you may also need to meet other eligibility requirements, such as:

- You must not have been evicted from any public housing or Section 8 housing in the past three years.
- You must not have any outstanding felony convictions for drug-related offenses.
- You must not be a registered sex offender.

      User Response: Manistee Manor is 202 Housing, which I believe is part of HUD, but for Seniors. Seniors pay 30% of their income, but are allowed more savings than what is allowed on HUD..

      User Response: I have lived at Manistee Manor for 7 years. Management is great and so are almost all of the residents. It's a 10 minute walk to Walmart and to Walgreens. Plus Gus the Bus comes into the complex and you can ride that for free. Also Dial a Ride comes here. There is a park next door. I think it's a great place to live.

    I lived at manistee for 5 years and loved every minute. I would be there still if my daughter had not moved from the area. I wanted to be near her.
